Are there any types of residences I should consider in particular when purchasing property in Bangkok?
Bangkok has a lot to offer in many regards and the property market is no exception to the rule. Make sure you deal with the right property agency in order to succeed in your real estate investment!
Pick a unit in a building offering low density and a lower number of units per floor. Your unit will both be more private and less noisy and when it is time to rent or sell you will face less competition.
Look at the general appeal of the residence closely. How much space is dedicated to green areas? What does the direct vicinity of the building look like and is it pedestrian-friendly? Are there any malls, shops, subway stations and parks nearby?
Which level of facilities is there? Does it look cramped or is it spacious and make the residents want to use them? How new does the fitness equipment look? Does the pool and deck area look well-maintained?
What does the building look like from the outside? Are there many cracks? Has the building façade been restored lately? Are the elevator inspection certificates still valid and does the lobby look clean?
All those things should be looked at carefully and one should only consider properties meeting the basic standards in terms of quality, appeal and safety.
In fact, one should not only strive for standard but rather demand uniqueness and always consider properties offering the all-important wow factor, both in terms of unit and building.
Instead of purchasing a unit simply offering low density, why not going for one with only 2 or 3 neighbors per floor, or even better no neighbor at all? These units at The Bangkok Sathorn and Siamese Exclusive Sukhumvit 31 are located in separate wings and can only be accessed by private lifts!
Others such as this one at Click Condo are located at one end of the corridor and do not have any direct neighbor, thus also offering not only low density but added privacy.
We are often told by our customers a balcony is a must have. We can bring this to the next level with this exclusive penthouse with a private rooftop terrace at Watermark Chao Phraya!
Fancy having a panoramic view to the city? Wouldn’t this unit at The River with both river and city views be any better, all the more if it was located right on the riverfront, with Icon Siam at your doorstep?!
What if instead of having a small patch of grass in your building as a green area, you purchased this unit at Lake Green right next to the Benchakitti Park, where your kids could play under your supervision?
You have always thought it would be better to be located in a street one step away from the hustle of bustle of Sukhumvit. We can make that two steps away with this conveniently located unit at The Rise Sukhumvit 39, at the dead end of a quiet road.
You do like your building to have top-notch facilities? Would an Olympic-size 50-meter swimming pool and a huge fitness with your own screen to watch your favorite movies fit the description? This is actually possible at Millennium Residence!
You plan to achieve a 4% net R.O.I which seems to be the standard when renting out in Bangkok on a yearly basis? What about earning nearly 5% by purchasing this house with a large garden at The Plant Pattanakarn a few minutes’ drive from downtown!
In property investment, as in many other investments, one has to be constantly be looking for that competitive edge, that little thing that will make one’s property different than the others?
It does not require a lot of efforts to buy a standard property at a standard price in a standard location, and unfortunately it is not likely to generate a lot of profit when reselling that standard unit.
Take the time to make the right decision and buy a property which offers something unique, in terms of unit, residence and location, and most importantly be advised by real estate specialists having a real knowledge of the market here!
